We are a boutique Architecture studio based in southeast London.

We love creating tailor-made design solutions that fit all budgets, from small to large. We believe in working closely with our clients to build relationships that celebrate culture, individualism and the creative spark that connects with our inner child, all whilst positioning you at the heart of every project. We aim to create cohesive, practical, flexible, and space-effective designs that add beauty, wonder and delight to everyday life.

Our work is based on a thorough examination of the context, use, views, existing structures and the urban fabric surrounding your site. We approach constraints as positive challenges and take pleasure in maximizing daylight to create connections with the environment while preserving essential elements. We often use a playful contrast of old and new materials, colours, and textures to create beautiful and well-thought-out spaces that delight the senses. We believe that architecture and interior design are interdependent, so we always approach each project considering the role of fittings, furniture, and finishes. Our objective is to create generous three-dimensional experiences even with limited space. To achieve this, we have built strong relationships with consultants, tradespeople, and contractors over the years and have a wealth of knowledge in residential and private house developments.

Scope of Services

Stage 0/1


Strategic Definition / Preparation and Brief


Once you get in touch with us, we will arrange a visit to discuss your project with you in the context of your home. Based on this, we will write an informed summary of the brief and a fee proposal together with a rough project timeframe. We will also identify the need for any approvals and other consultants, most commonly a structural engineer and party wall surveyor, as well as any measured surveys, drainage-/ or tree surveys.
Surveys If you decide to proceed with your project, we will then arrange for any required surveys. We can offer the measured survey service ourselves as well, which has over the years proven an extremely useful way to get to know the building and / or plot in depth.



Concept Design

Stage 2


Based on the existing cad drawings we can now develop outline proposals based on your initial brief. We will present a number of initial ideas & concepts for you to choose from and undertake planning background research. The final design brief should reflect your aspirations and provide you with a home that adds value and improves your quality of life.



Developed Design

Stage 3

We will spend more time at this stage transforming ideas into something that can be built and include coordinating the work of other consultants into the designs or processes as necessary. Once agreed, the design proposals will then be submitted for planning approval if required.



Technical Design / Trender

Stage 4

Technical Design

We will now prepare the technical drawings incorporating any further consultants work as required and prepare a specification and/or a schedule of works that will be used to price the tender and construct the building.

Tender

We can then invite and appraise tenders from builders (we know a range of builders suitable for different sized projects with whom we enjoy working again and again, however we are happy to work with anyone you choose) and prepare the building contract on your behalf.



Construction

Stage 5

Throughout the construction phase we will administer your contract with the builder, carry out regular inspections, deal with queries, instruct any additional work required, monitor progress on site, keep track of cost, value the works and certify payments due to the builder.


Handover and Close Out

Stage 6

When the project is ready to handover we will make a final inspection and certify completion. We will be available after handover and during any defects period to arrange for certifying the final payment.
